Reuten Associates Presents Site Plans for New Seniors Living Community in Closter, NJ

CLOSTER, NJ, December 2, 2021 – Site plans for the Reuten Park Residences, a 195-unit luxury seniors’ housing development project in Closter, were presented to the Borough’s Zoning Adjustment Council this week. . Testimonials from engineers highlighted the benefits of the project, including new landscaping and lighting, better stormwater management, and reduced air and traffic pollution.

Property owner Reuten Associates and developer Metropolis Property Group are looking for a variant to transform the obsolete industrial buildings of Reuten Corporate Park, located at 231 and 239 Herbert Avenue, into a modern community offering a mix of independent living, assisted living and care of memory.

“The Residences at Reuten Park is a formidable project that will convert an underutilized industrial property into an upscale residential development that represents a new era of life for seniors,” said Jonathan Istranyi, director of Stonefield Engineering & Design, who testified to the study of the community. “This project significantly improves property ownership and benefits seniors and community members in Closter and surrounding areas, who currently do not provide enough senior housing.

During the hearing, Istranyi discussed the proponent’s plans to effectively manage stormwater runoff, install attractive landscaping and lighting, and reduce traffic. Specifically, a new stormwater management system will be installed to improve hydraulic capacity and comply with New Jersey Environmental Protection Agency regulations. Istranyi noted that the project is not expected to have a negative impact on the drainage of neighboring properties, the downstream stream or adjacent transportation systems.

In addition to self-contained LED lanterns providing dark sky compatible lighting to reduce light pollution, without spilling over to neighboring properties, the building will be constructed to protect outdoor amenities from public view. A total of 90 trees, along with numerous shrubs and shrubs, will also be planted to provide attractive landscaping and an adequate buffer zone for adjacent properties.

Traffic studies conducted at the site have shown that the proposed senior living community will generate significantly less traffic than other permitted uses. To further avoid congestion in the neighborhood, a traffic mitigation strategy will be implemented that will include a private and closed driveway for employees and visitors to limit the number of vehicles entering and exiting the property. Both of these factors will result in less car and truck traffic on Herbert Avenue, which will create a safer neighborhood and reduce air pollution and noise in the area.

• The community will offer outdoor amenities such as a dining room with a fountain, a swimming pool with a fireplace, a yoga lawn, a lawn for games and activities, a community garden and two gazebos.
• Sidewalks and walkways around the entire community will link the amenity areas and building entrances.
• Other site features include a drop-off area, benches, light poles, decorative brick pavers, signage, pedestrian crossings and ramps.

Reuten Associates background
For almost 80 years, the Reuten family has been closely linked to the Closter community. In 1945, Michael “Fred” Reuten purchased the property for his gutter manufacturing business and made the company a national window and door manufacturer.
